Healthpeak, in partnership with Vigilant Holdings and SmartLabs, looks to transform an awkwardly-shaped ‘porkchop’ parcel into a Class A office/R&D asset.

The 573 Forbes Boulevard project received overall positive feedback from the South San Francisco Planning Commission.

Key points presented by the development team included:

  • The site has unique constraints with its elongated ‘pork chop’ shape which presented design challenges that were addressed through nestling the parking garage into the narrow western portion of the site.

  • The design takes advantage of bay views with exterior balconies and an open central courtyard area protected from wind. Materials and articulation reference the two existing modern buildings already under construction on the site.

  • As a public benefit, the project will dedicate over 1 acre of land to the City for a potential new fire station to serve the area.

The Planning Commission praised the creative architectural design in working within a challenging site configuration, the amenities like outdoor gathering spaces, and circulation improvements for pedestrians and bicyclists.

However, Commissioner John Baker expressed concerns with allowing 1,300 additional parking spaces above the zoning maximum, stating:

In response, developer Scott Bohn justified the parking exception request to meet potential tenant needs and market expectations. He stated that they aim to build less parking if possible.
