7 S Linden
Lindenville | Acres | 543 Units
You wouldn’t know it from looking at the renderings, but 7 S Linden achieved two, almost impossible things: being first and being perfect.
The project is a seven-story multifamily building with 543 dwelling units, 82 of which are affordable with 27 units at a 50 AMI. Impressive, but not groundbreaking.
It is close to public transportation and downtown, and features 563 on-site parking stalls and ample bike parking. The exterior is designed well, but nothing you haven’t seen before.
What makes it “first” is that it is the first residential project in the previously industrial area of Lindenville. And their showing at Planning went exceptionally well. Hence, the perfect. Creating a new area plan for Lindenville is underway,(we covered the last version here), but 7 S Linden is the first to act on the effort to make this area a walkable, mixed-use community.
Okay, so we got ‘first’ and ‘good’ out of the way, but another interesting quality? It will be 100% electric and LEED silver, with 500 EV charging stations, water efficient plumbing fixtures, and high efficiency heat pumps and water heaters.
Storage will also be pulled into each unit. And it will include a variety of amenities such as a community room, fitness room, pool and spa, four landscaped courtyards, two rooftop decks, a rooftop community room, dog washroom, and bike storage.
There were a few reservations that echoed the hurdles the area plan must also tackle: displacement of existing businesses.

I really have some reservations about the impact to businesses.
The project is consistent with the new General Plan EIR and the new zoning ordinance. The applicant team has received two letters of support for the project and the estimated impact fees are almost $19 million. The project was well received at the community meeting in January, with no negative comments. Most of the other commissioners had nothing but praise for the project. The commission praised the project for its design, architecture, and attention to detail with transit and pedestrians.

So I love this project. I like the mix of that many units in the studio, one and two, bedroom two. I think it really fits what our society needs.
