Bertolucci's Redevelopment

Downtown | .58 Acres | 99 Units

3 Parcels are added together for a 99-unit mixed-use in downtown South San Francisco.

It is located right next to 101 S and less than .25 mi from the new Caltrain station.

Some stats:

  • 1,500 SF Restaurant

  • 6 Stories

  • 1:1 Parking ratio

It needed entitlements to get the desired density and height. Specifically, they went from Residential Core (DRC) to Transit Core (DTC) which allows for 100 du/ac and 85ft. height max. They also received a parking requirement reduction.

5% of the units will be very low income got a 20% Density bonus. They also used the DSASP Increased Density Program - where you provide community benefits to increase your du/ac (100du/ac -> 169 du/ac).

Community benefits they used:

  • 6 additional BMR units

  • Historic plaque reuse

  • LEED Silver

  • Family-friendly unit mix

  • Public plaza (on corner)

  • Streetscape enhancements

El Camino Multifamily & Research

El Camino | 14.5 Acres | 183 Units

A large piece of land gets subdivided into 3 parcels. 2 for Research and Development office and 1 for a 183-unit multifamily.

Some stats:

  • 747,900 R&D Office

  • 205,900 SF Multifamily

  • R&D Parking: up to 1,545 spaces

  • Residential Parking: 161 spaces

The 3 R&D buildings and the multifamily building pinwheel around a Safeway that should get building permits any day.

They received a parking reduction and a height and length increase.

Can this be used as a precedent because it exceeds the height limit (45')?

Yes, but only until the zoning on the whole El Camino Corridor gets changed to form-based zoning, the city planner described.

Grand St R&D

East Side | 3.2 Acres | 940,000 SF

A 17-story, 295ft R&D office will go up on the east side of 101. It'll add 107,125 SF of public amenities and 46,663 sf of Public plazas to the area. One of these welcomes all from the new Caltrans tunnel.

They got an amendment to increase the FAR to 8.0 and to reduce the parking to 1.5 spaces/1,000 SF.

The developer also developed the genesis towers (2015). They specialize in R&D.
